Before you refinance your mortgage you should understand there will typically be closings costs involved in the process. Costs that may be included in these fees are an application fee, cost of a new survey and title search in addition to fees for an inspection and appraisal. In addition, if you have less than 20% equity in your home you may also be required to pay private mortgage insurance just as you would if this was your first mortgage.

Given these costs, at least in the beginning, you may actually end up paying more for your refinanced loan than you paid for your old mortgage. This is why it is important to do a comparison between the two loans and make sure you will really be coming out ahead with a refinanced loan. When you do the comparison make sure you figure in how long you think you’ll remain in the home because this can have a tremendous impact on your overall savings. This is important to help you determine where you will break even and begin to actually save money on your mortgage with the new refinanced mortgage loan. If you do not think you are going to be in your home for the length of time it will take to break even, it may not be worth it to refinance your mortgage.

Finally, don’t forget to check the terms of your first mortgage and make sure you won’t be penalized for paying off your loan early. In some cases, this can amount to as much as $1,500; which can seriously impact your break even point.

Real estate agent’s administrative fee - Many real estate agencies have started charging a fee, around $200, to both buyer and seller. This is in addition to any real estate commission earned by the agents. Talk to your agent and see if you can have this fee removed.

Mortgage Origination Fee - The origination fee is basically what the broker charges for doing the loan, normally between 1-2% of the loan amount. This is a common fee for a broker’s services, but unless you have a very complicated loan, paying 2% is too high.

These fees are approximate and based on the information available at the time this article was written. Talk to your broker about negotiating lower fees if you feel you are being overcharged for anything. You might be surprised how willing to work with you a mortgage broker can be if you are educated about your mortgage loan. It is also a good idea to compare different brokers and lenders. Ask for quotes from several different brokers and lenders. This will give you more leverage to negotiate lower fees.

I received a call from the son and daughter of a senior borrower today and they wanted to know if their mother could refinance her reverse mortgage loan. I answered them honestly that yes, she could, but had to ask why was she thinking about refinancing.

The reason I asked for the borrower’s motivation was because I had a borrower call just a week before and ask if he could refinance because he was receiving a payment and he wanted to change to a line of credit. I told him that he needed to contact his lender, that with a small fee he could change his existing loan and not have to incur any additional costs for a new loan. The limits had not changed since he had done his initial loan and it did not make any sense for him to look into refinancing.

Back to the first borrower. When I received her information, I saw that she had taken an annual adjustable rate, that the HUD Lending Limit in her area had gone up a good deal, that her initial mortgage was taken with her husband who was five years younger but had since passed and that it really did make sense for her to refinance into a new monthly adjustable reverse mortgage loan. Since the passing of her husband, she really needed the extra income and I was glad we were able to help her out.

The things you have to remember when you consider refinancing a reverse mortgage loan is that HUD has a Five Times Benefit rule to determine whether or not the borrower has to go back through counseling again. The five times benefit means that you have to take all the costs incurred to do the new loan and multiply those by 5 and if the borrower is not receiving at least 5 times or more this much money with the new loan over the old loan, then the borrower must attend counseling again. It doesn’t mean the borrower can’t get the loan, if it still makes sense, they just have to go through the counseling again to make sure they again understand the program. A good way to illustrate this is that if all the costs for the new loan would total $10,000, then the borrower would have to net $50,000 more on the new loan (there is a formula that the lenders have to follow per HUD guidelines which also accounts for servicing set-asides but for simplicity sake, this is a simplification of the policy). In my borrower’s case, she wound up netting a significantly higher benefit and did not have to attend counseling again.

The costs you have to incur are all the same costs as when you got your first reverse mortgage (title, escrow, appraisal, origination fee, etc.) with the exception of one the mortgage insurance. The mortgage insurance from the loan being paid off is transferred to the new loan so only the difference from the old level to the new level is what the borrower has to pay on a refinance. For example, if the old mortgage insurance was based on a lending limit of $200,000 and the new limit was $225,000, then the mortgage insurance would be 2% of the difference between the two, or $500 instead of the $4511.11 it would normally cost. The borrower already paid the other $4,011.11 on the first loan and HUD does not charge it a second time for the new refinance.

By and large, if there has been a change in your area or a life change with the original borrowers, it may make sense to look into a refinance. Of course you want the best rate! Even tiny differences in mortgage rates can have a large impact over the life of the mortgage loan.

As a nurse, you want to keep your mortgage rates as low as possible. The lower the loan rate is, the more buying power you have. Many factors affect what the interest rate will be for your mortgage loan. Some of these factors are easier to control than others.

The Federal Government controls the rate for mortgage loans for nurses in the United States. The Federal Reserve arm adjusts interest rates positive or negative in an attempt to maintain a strong economy and keep inflation down. These rate adjustments are out of our hands. Rates will go up and down depending on the state of the economy.

Instead, decide whether you want to choose a fixed-rate mortgage or an adjustable rate mortgage (ARM). An adjustable rate will have a lower mortgage rate to start. Many people have gotten themselves in trouble with this, because the mortgage rate is completely dependant on the adjustments that are made in the future. A fixed rate mortgage will have a higher rate at the start, but you are protected against rate increases.

You sometimes have the choice of paying discount points in order to lower your interest rate. Each point equals 1 percent of the amount you borrow. If you were borrowing $300,000, one point would cost you $3,000. So it may depen on how much cash you can afford to put into the mortgage when you purchase the loan.

The discounted mortgage rate you receive varies among lenders, but it is usually about a quarter of a percentage point for every discount point you pay. For example, if you pay 2 points, your rate would be lowered from 6.75 to 6.25 percent. That adds up over the life of the loan.

One financial factor to consider is how long you plan to live in the home before you pay a lot of points to discount your loan. Be sure to calculate the figures (use a mortgage calculator) both with and without the points to see which is a better deal for you.

You can also choose a shorter term mortgage. A 15-year will have a lower rate than a thirty year mortgage. The payments will be higher because you are choosing to pay it back over a much shorter term. But it’s a good option if you can manage it.

Don’t forget to review your credit report when shopping for a mortgage. If you have a higher credit score, then you can qualify for a lower interest rate. Be sure to get a current copy of your credit report and check it for errors. Correct any mistakes that you find and work on cleaning up any possible problem areas. Paying your bills on time and avoiding late or missed payments will have a huge impact on yoru credit scores and interest rates. Make it a habit!

This refers to your Birth Certificate, Credit Reports, Income/Employment Information or any other information that you provide the lender. Providing false information may lead you to have to deal with serious legal charges. This is not saying that people have totally gotten away with buying property with stolen money, credit information or false/stolen identities, as that has happened. Most lenders go to great lengths to verify that all information given to them is correct and accurate.

Lack of Information

This is another really quick way to be denied for a home mortgage loan. If you either do not give the lender enough information to work with or simply refuse to do so, you will get turned down due to not enough information. This is referring to personal, financial, employment, familial and any other information that the lender needs to be able to make the best possible decision about your credit-worthiness or lack of.
