For lower income or bad credit borrowers, the Federal Assistance Mortgage (FHA) loans can be the answer to their loan problems. With the FHA loan program, sub prime borrowers can get their loan approved, often at rates lower than other financial institutions. This article will go over how FHA mortgage loans work, as well as what steps to take to get an FHA loan.

The first thing to understand with FHA loans to that the FHA doesn’t actually loan out money; instead they guarantee mortgage loans granted by private institutions. What this means is a FHA backed loan from a back will have a lower interest rate and requirement for being approved, because the bank carries less risk.

The FHA loan program is great for sub prime lenders, because rather than looking at a FICO credit score, the FHA looks at their credit history. To be approved for an FHA loan, you must have a good credit history for the last 12 months, the longer the better. You also get the chance to explain any blemishes on your credit report.

For example, if you had an accident that cost you thousands of dollars, not being able to pay this debt can often cause your credit score to plummet. Fortunately, if you’re still on time with all your consumer debt, you’re still likely to be granted an FHA loan. The FHA is looking for signs of a responsible borrower, and exceptions can often be made, unlike the impersonal FICO score.

The first step to getting an FHA backed loan is to contact several banks and find out if they have an FHA loan program. Ask each lender to briefly describe the process for applying for an FHA loan. FHA loans generally involve more paperwork than a typical loan, but your lender should be happy to walk you through it.

Since an FHA loan is only a guarantee, each lender still sets their own rates, closing costs, and terms of the loan. Be sure to shop around with an FHA loan, just as you would any other loan.

Reverse mortgage loans were made specifically to help seniors cash out equity built up in their homes without incurring any monthly payments or risk losing their house if a new loan defaults. This money can be drawn out as a single lump sum or as a stream of monthly payments. The terms and process to secure these reverse mortgages can be complex. It is best to fully research how they work if you are considering a reverse mortgage. There are rules governing who is eligible for reverse mortgages. Firstly, you must be at least 62 years of age at the time of the mortgage closing. These loans can be subjected to abuse by some unscrupulous lenders. For that reason, the law mandates that reverse loan applicants first attend an education course approved by the government. This is free and provides valuable information. As indicated, there are no payments due on money taken out on these loans until one of three scenarios happen. The first is if the borrower passes away. The second is if the borrower leaves the home and no longer resides there. The third is if the home is sold. So, there is no scenario where the borrower still owns and lives in the home that require payment or subject them to losing their home. If there are any outstanding normal mortgages attached to the home, then they must be paid in full with the proceeds of the reverse mortgage with the balance of the reverse mortgage going to the borrower. The amount of funds available on a given reverse mortgage is controlled by several factors. The first factor is the value of the home. The borrower is able to take out a higher reverse mortgage amount commensurate with the appraised market value of the property. The second factor is current market interest rates. The higher the current benchmark interest rate then the less that can be secured in a reverse mortgage. With a reverse mortgage, the age of the borrower becomes a factor. The older the borrower is, the more that can be borrowed with these type loans. As stated before, the minimum age is 62 to begin with. There are formulas used by various lenders to adjust the amount available depending upon the home owner’s age. Most of them are available online at the applicable sites. Your location can also impact the amount available to you from a reverse mortgage. Each county can have different formulas thus yielding varying amounts which can be cashed out. Additionally, how you take the money can effect the calculation. If you are willing to take the pay out in monthly payments, then the amount increases. Reverse mortgage loans can be complex, but they also can be greatly beneficial to seniors need to supplement fixed incomes. They present an avenue to clear all bills and not have to worry about being forced to leave their home. Just ensure you are fully armed with all the information before entering the process.

mortgage loan

Most people refinance their mortgage loan when it is up for renewal from its term. Mortgage loans come in a variety of terms, anywhere from six months to 10 years at a time, amortized over 25 to 50 years. Each term of a mortgage loan is its own mortgage loan – meaning that you can change the mortgage loan type you have as well as the term when your mortgage loan renews. If your mortgage loan is up for renewal, it’s a good time to see if you can get a better interest rate on your new mortgage loan by shopping around. However, there are other times when refinancing your mortgage loan makes sense.

Renewal Time

Term renewal on mortgage loans is, obviously, the time when most mortgage loans are renewed. It is a time when you can search for a different lender for your mortgage loan or stay with the same lender. However, refinancing your mortgage loan is similar to taking out a new one to begin with, except that you’re not required to have a down payment.

Refinancing your mortgage loan means having a new mortgage loan – you can use this opportunity to change the type of mortgage loan you have, such as going from an adjustable rate mortgage loan to a fixed rate mortgage loan, or vice versa. You can also change the term of your mortgage loan, make it longer or shorter, depending upon your wants and needs.

If you’re term mortgage loan is up for renewal and the interest rates are low, it’s a good time to lock in the good interest rate for a longer period of time with a fixed rate, long term mortgage loan. However if your renewal comes up and the interest rates are high, it’s a good time to go with either a short term fixed rate or an adjustable rate mortgage loan. Adjustable rate mortgage loans’ interest rate changes at various points in the term, which means you could end up with a much lower interest rate, and therefore lower payments when the rate changes.

Need extra money?

Mortgage loan refinancing is also a good time to take out some of the equity you’ve been saving. You can refinance your mortgage loan for higher than is owed to the previous mortgage loan and get cash from your equity to spend as you see fit. The most common uses for equity cash is home improvements, consolidating high-interest debts (such as loans and credit cards), and paying for college tuition for children.

Other times it’s a good idea to refinance

There are other times throughout the term of your mortgage loan that you may want to consider refinancing. If the interest rates plummet, it’s a consideration to refinance your mortgage loan with a longer term, fixed rate mortgage loan. Locking in a low interest rate on your refinanced mortgage loan could mean that you save tens of thousands of dollars in interest payments to your lender.

A word of caution about refinancing mid- mortgage loan term – prepayment penalties come with some mortgage loans and if you have a prepayment penalty on your mortgage loan, talk with your loan officer before you begin the refinancing process.

There’s an easy way to figure out if it’s worth refinancing your mortgage loan mid term and paying the prepayment penalties – find out what your yearly interest payments will be with a new mortgage and compare them to what they are with your current mortgage. Subtract the new mortgage interest from the old mortgage interest – this is how much interest you’re saving in a year. Compare this number with the amount you’ll pay in prepayment penalties. If it is less than half (which means it would take two years to “pay” for the refinancing), then it’s not worth refinancing your mortgage loan. However if you can “pay” for the refinancing within two years on a five year term or more mortgage loan, then it may be worth paying the prepayment penalty.

You can ask your mortgage loan lender if they will waive the prepayment penalty if you refinance your mortgage loan with the same company. Prepayment penalties are in place from some lenders because they’re losing your business and thusly the thousands of dollars of interest payments you were to make to them for the remaining term on your mortgage loan. Most prepayment penalties are six months interest on 80 per cent of the total of your mortgage loan. However, some lenders may be willing to waive the prepayment penalty if you’re staying with them for the longer term mortgage you want to lock in with lower interest rates. While the interest they’re receiving is lower, it can add up to much more than the prepayment penalty amount they will receive if you refinance early.

In order to make paying a prepayment penalty worth it to refinance your mortgage loan, you shouldn’t take any longer than two years in saved money to make up the amount you pay out to the old mortgage loan company in penalties. Be sure that if you do make the payment that your new mortgage doesn’t have prepayment penalties attached to it.

Refinancing your mortgage loan is a good opportunity to seek out better interest rates and terms. Many people choose to use a mortgage broker to find a new lender to refinance their mortgage loan. The reason for this is because mortgage brokers work with several lenders and can submit the single application you fill out to many lenders at the same time. They then enter a ‘bartering stage’ with the lenders who are willing to refinance your mortgage loan. By using a mortgage broker, you can get great interest rates from lenders vying for your business.

Don’t underestimate some of the mortgage loan refinancing companies as well – because they are online and don’t have as much overhead as standard lenders, they can sometimes offer even better deals on interest rates and terms.

mortgage loan broker
owners dread the the thought of applying for a mortgage. Let’s face it, the paper work, the bank/broker and the documentation is a drag and scary for the first time home buyer. The good news is, if your prepared it can actually go quick and very smoothly.

Things you will need for the mortgage application to go smooth:

Income documentation (paystub’s, W2’s, etc.)

Proof of asset’s (bank account, 401k, retirement, etc.)

Proof of Home Owners Insurance (for refinance)

Mortgage Note (for refinance)

Photo Id & Social Security Card

Credit Report (Provided by lender)

In some cases you may need an extra document here or there but that’s pretty much it. If you can get those things together and have your basic employment info ready, all you’ll need from there is your self and a pen. After signing, make sure you always obtain copies of your signed docs at the time of the application. This way you can make sure no changes have been made when you sit down at the closing table. If you’ve ever purchased a car it’s pretty similar except there are a few more documents to sign for a mortgage.

Good Faith Estimate:

Listen closely because this part is important. Always take an intense look at the Good Faith Estimate or GFE when signing your mortgage application. This is by far the most important document in the package. Something you want to look for is points. These will be labeled on the GFE as mortgage origination, loan discount or broker fee. There are reasons you would pay points and these should be discussed with your lender/broker. For example is some case you may want to pay points to get a lower than market interest rate. This is called a buy down and the free would be labeled in the loan discount of the Good Faith Estimate. Mortgage origination fee is nothing more than an extra charge the lender is throwing to profit. The broker fee is the same unless that broker has to pay a fee to the lender he/she is placing  your loan with. Another key component to look for is the mortgage payoff if you are refinancing. Make sure it is not any more than two mortgage payments higher than what the current balance of your mortgage is. Any more than is not called for.

Remember the mortgage application is just another hurdle you must jump before buying your own home or refinancing to better your home loan situation. But it can be an easy process if you work with a good lender and prepare your self properly. Don’t let it overwhelm you. Remember, this is your loan and your in control.

mortgage loan
Why pay someone else’s rent when you can pay your own mortgage instead?  Mortgage loans are easier to get than ever before.  If you have more than 20 percent of the price of the home as a down payment, you do not even have to produce documents for mortgage loans in most cases.  Even if you do not have any money to put down on your mortgage, or have a past bankruptcy, there are mortgage loans that are available for you.

You can apply for mortgage loans online or in an off line lending institution.  Often, there are more options with regard to mortgage loans online than anywhere else.  You can often get a discounted rate on mortgage loans when you apply online.  Take a look at the rates and how much you can afford to pay for a mortgage each month before you get ready to apply.   There are plenty of mortgage calculators online that can determine the amount of money that you will need to buy the home as well as how much your monthly mortgage payment will be.

When applying for mortgage loans, you have a choice of getting a conventional loan or a government backed loan.  If you are a first time homeowner or a veteran of the services, you can easily get a loan for more than 80 percent of the value of the home.

Mortgage lenders are eager to make mortgage loans.  The interest rates on mortgage loans are still low and there are many bargains on the real estate market today.  In addition to all of the foreclosures, many home prices have actually fallen in some areas.  There has never been a better time to purchase a home for yourself than right now.

If you are renting a home, you are tossing away your money on rent.  You are actually paying someone’s else’s mortgage instead of paying your own.  You can apply for mortgage loans and buy a home of your own instead of paying rent.  In addition to having the enjoyment of home rental, you also have the tax advantages of owning your own home.  You can write off the interest that you pay for your mortgage loans on your income tax.

The United States used to be a nation of renters but is now a nation of homeowners.  This began in the 1950s and continues until today.  The government gives incentives for people to purchase their own homes.  Two of the incentives that are given are the tax advantages of mortgage loans, such as the ability to write off the interest and the points, and the government backed mortgage loans such as the FHA loan and VA loan.

If you are renting a home, consider buying a home today instead.  Getting mortgage loans is not difficult no matter what your financial situation.  There are some mortgage loans that will actually lend you 100 percent of the cost of the house.  You can actually buy a house with no money down and probably pay less money per month for your mortgage than you do now for rent.

Gather up your financial documents and talk to a loan officer.  He or she will be able to tell you all about mortgage loans and which ones may be right for you.

bad credit loan mortgage
Terming in the trade as sub-prime, buy-to-let, it involves lending finance to people with bad credit histories who want to money. People with sub-prime who have history of not being able to pay some of their debts such as rent, credit card bills, mortgage payments, IVAs, CCJs are schemed out offering bad credit loans. Upon the condition, yet there are still lenders happy and willing to lend money to the people who seem to be potentially risky.

Nonetheless, offering these financial fervor into two sub types i.e., secured and unsecured formats, Bad credit loans have open ways for both the borrowers having asset or those having no asset. Borrowers, who place asset as of their security of loan repayment, come under secured form of securing finance. While people make their efforts obtaining money without placing any asset based offering joins the line of unsecured financing. Both the financial provisions are well arranged in order to provide best possible financial helps to those struggling with their poor credit rating.

Although it is radical that obtaining money provision while being a bad credit history is considered to be helpless effort. However emerging of too many lenders in the lending arena has made the task rather simpler these days. Lenders, of course, offer their financial support to borrowers but on higher rates. Making these loans costlier for bad credit people is due to the fact of their repayment legitimacy and in some of the cases non-availability of collateral as of security. In prospect of securing an early insurance of these loans, lenders give a little push to its rates.

However, owing to a great presence of lenders to this cause, automatically decrease the rates of bad credit loans. Getting competition amongst lenders intense, lenders have to sell their loan on competitive rates. And the situation does a good favour for the candidates applying for bad credit loans. Borrower can receive an adverse credit history for a number of reasons, often as a result of unexpected circumstance, such as divorce, redundancy or illness. Still financial provision can be secured since financial market has programmed bad credit loans.

second mortgage loan
Many people have heard the term second mortgage used in reference to a loan on a home.

What does the term “second mortgage” really mean? As far as real estate is concerned, a single piece of property can have multiple loans, or mortgages against it.

The loan that is first registered with the county or city is known as the first mortgage. The loan that is registered second is known as the second mortgage.

This has many benefits over a normal bank loan.

There can be as many mortgages on a property as there are lenders willing to provide funds.

If a loan happens to go into default, the loans are repaid in the order they were registered.

So, the first mortgage is paid first, the second mortgage is paid second, and so on. Because of this, subsequent mortgages are more of a risk for the lender.

In exchange for assuming the risk of lending a second mortgage, lenders often charge higher interest rates.

In many cases, the second mortgage has a shorter term than that of the first mortgage. Also present with many second mortgages are fixed amortization schedules and balloon payments.

Homeowners have many reasons for taking out a second mortgage. Some of the most common reasons are for home improvement, increasing cash, paying off other debts, or investing in a business.

In some cases, the second mortgage is used as a down payment for the first mortgage when the home is purchased.

When you are choosing a lender for a second mortgage, you will use many of the same considerations that came into play for your first mortgage.

The interest rate, repayment terms, and fees associated with the second mortgage are some of the primary factors that might cause you to choose one lender over another.

The repayment terms are another factor that you should use to determine a lender for a second mortgage.

Some second mortgage loans can be repaid in as much as 15 or 20 years. However, some loans must be repaid within a year.

Generally, the shorter the repayment period on the second mortgage, the higher the monthly payments will be. You should choose a loan with repayment schedule that falls in line with your ability to repay.

To obtain the loan, you will usually have to pay a fee that is a percentage of the loan. Your lender may refer to this percentage as “points”.

One point is equivalent to one percent of the amount that you borrow. Therefore, if you borrow $10,000 with five points as the fee, then you would pay $500 (5%) in points.

The number of points changed will vary by lender. This is where shopping around will pay off for you.

In some states, there is a limit to the amount of points a lender can charge for a second mortgage.

Check with a banking commissioner or state consumer protection office to find out if there is such a limit in your state.

Make certain that you get the amount of the fee in writing from the lender before taking the loan.
